What Is a Mortgage Gift Letter?
A mortgage gift letter is a signed statement confirming that money provided for a home purchase is a genuine gift and that the donor does not expect repayment.
The letter identifies the donor, borrower, gift amount, relationship and intended property. It also confirms the funds are not a hidden loan that would create another monthly obligation.
Depending on the mortgage program and transaction, gift funds may be eligible for:
- All or part of the down payment
- Closing costs and prepaid expenses
- Required cash to close
- Reserves, when specifically permitted
Who Can Provide Mortgage Gift Funds?
Eligible donors vary by loan program, occupancy and relationship to the borrower.
Family Members
Parents, grandparents, children, siblings and other relatives are commonly eligible.
Spouse or Fiancé
